The Pillars of Trust: Why Stability Should Be a Priority When Choosing a Property Developer in QLD

August 12, 2025

Property development in Queensland is booming but when you’re investing hundreds of thousands to build your future, it's who you’re building with that really matters. That’s why we’ve identified five key pillars of trust to consider when choosing a stable property developer in Queensland.

Because at the end of the day it starts with a promise, but it ends with trust.

Five Pillars of Choosing a Stable Property Developer in QLD

There are a wide range of areas to consider when choosing a stable property developer for your build journey including: financial stability, commitment to customer satisfaction, crafting a community, not just a neighbourhood, and a team that aligns with your own property goals.

Pillar 1: Financial Stability You Can Rely On

Financial stability has got to be the number one pillar of trust when it comes to choosing a property developer. It’s no secret that the construction industry is facing tough economic conditions with material costs skyrocketing, inflation and labor challenges all contributing to pressure in the industry.

With that in mind, choosing a stable developer provides peace of mind, even when market conditions are uncertain. It’s not just about completing your build—it’s about protecting your investment and your future.

Bos Property offers buyers confidence with secure financial stability and the use of trusted building partners for every project.

Pillar 2: A Proven Track Record

The second pillar of trust is the property developer’s track record for delivery. Do your research and ask these questions:

  • Have they completed similar developments before?
  • Do they have a track record for completing projects on time?
  • Are their projects completed to a high standard?

Reviewing a developer's past projects will allow you to see how their business is evolving and how stable they are in the market.

Pillar 3: Transparency Through Clear Communication

There simply is no trust without transparency, which is why this is our third pillar of trust when choosing a stable property developer.

A good property developer communicates clearly from the get-go and offers regular build updates, problem resolution and customer support. With this kind of transparency you’ll never be left in the dark, and you’ll be able to plan your financial and personal commitments with confidence.

At Bos Property, you benefit from 20 years of industry experience where clear communication and transparency is the hallmark of our business.

Pillar 4: Longevity & Reputation That Builds Confidence

Property developers with longevity build more than just homes, they build trust. A legacy with multiple successful projects and industry recognition offers buyers security and long-term confidence.

Not only that, but good developers look further than just their development. They look to build community and the lifestyle that goes with it including community amenities in areas with growing infrastructure like shopping precincts, schools, health and recreation hubs.

In recent years, Bos Property has completed 5 key townhome developments on the Gold Coast including award-winning development, The Tilbury
Master Builders Housing and Construction Regional Winner 2018.

The most recent development, The Mill Residences, is currently under construction in Pimpama. The 128 lifestyle townhouses embody contemporary living with modern amenities.

Pillar 5: A True Commitment to Customers

Finally, trustworthy developers offer post-settlement support, respond to defects promptly, and genuinely care about your satisfaction long after your purchase is finalised.

At Bos Property, we’ve built our reputation on delivery, integrity, and longevity. Every project we take on is backed by our commitment to craft comfortable homes for a lifetime.

Home ownership might be closer than you think with the latest expansion of the Home Guarantee Scheme set to take effect from 1 October 2025, instead of January 2026. This fast-tracked scheme means eligible first home buyers in Queensland will be able to purchase a home with just a 5% deposit, and avoid paying costly Lenders Mortgage Insurance (LMI). This change means first home buyers could save tens of thousands of dollars and cut years off the time it takes to save a deposit. The scheme expansion opens the door to all first home buyers by removing caps on places and income limits; meaning those on higher incomes or looking at properties previously above the cap can now take advantage of the scheme. What is the 5% Deposit First Home Guarantee? The First Home Guarantee is an Australian Government initiative which allows first home buyers to purchase a property with a 5% deposit, without the need to pay LMI. Here’s how it works: First home buyers can purchase a property with just a 5% deposit. The Government then acts as a guarantor for the remaining 15%, meaning first home buyers don’t need to save a 20% deposit to avoid LMI. Previously, income thresholds applied and only a limited number of places were available under the scheme. Under the expansion these restrictions will be lifted making the scheme more accessible than ever. Who is Eligible for the First Home Guarantee? From 1 October 2025, all Australian first home buyers are eligible for the First Home Guarantee. Key Eligibility Criteria for the First Home Guarantee First home buyer: You must be a first home buyer or have not owned or held interest in Property in the past 10 years including commercial, investment or company title properties. Deposit: Minimum 5% deposit. Citizenship: You must be an Australian citizen or permanent resident. Income: As of 1 October 2025, there are no income limits on the First Home Guarantee. Owner Occupied: You must buy a home to live in (investment properties are not eligible). Age: You must be at least 18 years old. Applies to: New and existing residential properties including houses, townhouses, apartments and house-and-land packages. First Home Guarantee Expansion Major Benefits 5% deposit: low-deposit first home buyers can access the Scheme No place limits: open to all Australian first home buyers with a 5% deposit No income caps: higher income first home buyers can now access the Scheme Higher property price caps: increased property price caps in line with median home prices across Australia What Are the Property Price Caps for Queensland Under the First Home Guarantee 2025? One of the most significant changes in the First Home Guarantee expansion is the increase to property price caps, which will come into effect from 1 October 2025. The adjustment to property price caps brings the scheme in line with current market conditions and allows Queensland first home buyers to purchase more realistically priced properties in high-demand areas like Brisbane, Gold Coast and Sunshine Coast.
